A 64,000-square-foot modular research facility with all labs able to view the York River, the facility combines efficiency with quality of work environment. Based on a 10-foot module, exterior wall utility and service distribution, laboratories are completely flexible in terms of their scale.

To maximize usable square-footage to an unprecedented 84%, rooftop equipment packages and ghost corridors were employed. Additional efficiencies included 80% efficient energy recovery units and crossover ducting to provide basic ventilation and temperature controls should an HVAC unit require servicing.
